Our Sales Manager, Scott Grieve, offers his top tips on maximising your property’s kerb appeal.
Maximise Visibility
It may sound obvious, but make sure potential buyers are able to find your property! Many buyers still like to drive around areas that they would like to live in, keeping an eye out for homes for sale, so a good agent will always make sure your For Sale Board is well-positioned to catch the eye of pedestrians and people driving by. For many flats, or homes with larger gardens, it’s well worth having a second For Sale Board to really maximise exposure.
Ensure there aren’t any hedges or bushes blocking your door number. If you live in a flat or block of houses with an entry door system, it is good to have your flat number displayed as well as your name. Remember, people coming to view your properties won’t necessarily know your name, so you don’t want to miss viewing opportunities because someone has not been able to get in touch with you.
Make The Most of Your Garden
If you have a front garden, you can really use this to your advantage to help potential buyers fall in love with your property so make sure it’s looking its best. Remove any weeds from flower beds or between slabs. Tidy-up path edges where the grass meets the path, because nice, straight edges are more eye-catching.
Consider planting some new flowers to add a splash of colour. Positioning taller flowers toward the back of flower beds with shorter ones at the front will help make the garden look full and vibrant, really adding appeal to buyers.
Dress Your Door
Your home’s front entrance is a focal point which will be of real importance to buyers, even if only on a subconscious level, so make sure you give them something fresh and positive to look at. Consider giving your door a touch of colour or varnish to add appeal and provide expectations of what is about to come. Clean any dirty marks around the handle and use metal polish cleaner to smarten up fixtures and fittings.
Out of Sight, Out of Mind
It’s easy to forget about the things we see every day, but the last thing you want is for potential buyers to be greeted by the sight of overflowing bins. If you can, pop these in a garage or shed, or just move them to the back of the property when you’re expecting viewers.
Keep Your Driveway Clear
A property with private parking is a really selling point, so if you have a driveway, make the most of it! Remember, people want to picture themselves and their belongings in your property, so keep the driveway clear of anything other than your car.
Exterior Facelift
Giving your property an exterior facelift immediately transforms the look and feel of the home. Minor defects which affect the aesthetic look of the property can quickly turn away potential buyers, so rectify any obvious defects like cracks or rotting materials. Even if your property is in good condition externally, you could consider giving it a freshen up with a touch of paint if required.
