8 Steps to Selling

Whatever your reason for selling your home, you can trust MOV8 to take you through every stage of the process, from valuation to conclusion of your sale. Here’s our quick guide to selling your property, in 8 simple steps.

1. Arrange a Property Valuation and Quote


Before you decide to sell, you need to know what your home is worth and how much it will cost to sell it. Our home valuations are free. There is no charge for either an online or in-person valuation and there is no obligation to sell your property after the valuation.

What happens at a home valuation?


Firstly, before they even come to visit your home, our estate agency team will research the property market in your local area. They will review property market data and information to ensure the valuation they give you is as accurate as possible.

Secondly, whilst at your home, our valuers will take a detailed look at your property. This will include all rooms and outdoor space. They will also ask you questions about the house or flat’s history.

Lastly, during the property valuation they will give you their estimate of what they think your home will sell for in the current property market. This figure combines the detailed research on your area, our Surveyor’s in-depth property market knowledge and the findings from the property inspection.

We’ll also send you a quote detailing any costs associated with the sale of your home.

2. Photographs


We will arrange a suitable time with you for one of our professional photographers to visit your home and take amazing photos along with
measurements and floor plan sketches. The photographer sends the photographs to our Property Sales Department who will prepare a
draft of your property schedule (sales particulars) for you to amend,
if necessary, or approve.

3. Home Report


We will arrange a suitable time with you for a Chartered Surveyor to visit your home to prepare the first draft of your Home Report. This sometimes coincides with the photography appointment. The surveyor will send you a draft of your Home Report which you can amend, if
necessary, or approve. In the meantime, you will also receive an emailed link to the Property Questionnaire (part of the Home Report) which you
can complete online in a few minutes.

4. Property is Live


Your For Sale Board goes up, your home’s details are fed to the major UK-wide property marketing websites like Rightmove, Zoopla and OnTheMarket, as well as the MOV8 website and ESPC, if applicable.

5. Arrange Viewings


You can either conduct viewings yourself or we can do it for you. Just let us know which you’d prefer. When we receive a request for a viewing, we will qualify the buyer to make sure that they are in a position to buy and that they aren’t wasting your time. We will arrange for the viewing to take place and then, after the viewing, if the viewer does not want to submit an offer we will try to gather constructive feedback from the viewer to assist your sale.

6. Receive and Negotiate an Offer


When we receive an Offer on your property, our expert Property Sales Consultants will explain it to you fully and then negotiate the Offer on your behalf to get the best possible price. You always have the choice of whether or not to accept an Offer. If you accept the Offer, we will then send the relevant documentation to your conveyancing solicitor to start the legal process of transferring ownership to your buyer.

7. Conveyancing


Conveyancing is the legal process of negotiating the contract of sale and then transferring ownership of the property to the buyer. If you are buying another home, the conveyancing process for your purchase will be taking place at this stage. The sales ‘completes’ on the Date of Entry. Keys are handed-over to the buyer and we receive the money on your behalf. Some more paperwork must be done and, shortly afterwards, you receive the money from the sale.

8. Your Sale Completes


When the legal work has been completed, the sale of the property is completed on the agreed Date of Entry.  The seller’s solicitor receives the money for the sale and the keys are handed-over to the buyer. After this, some further paperwork has to be done by the seller’s solicitor before they transfer the financial proceeds of the sale to you, the seller.
