How conveyancing works

1. Instruct us

You get a written quote first. Once you instruct us, we run the ID checks and open your file.

2. Offer and missives

We note interest, submit your offer and negotiate the missives, the contract, with the other side’s solicitor.

3. Settlement

On the date of entry the funds move, the title is registered and the keys are handed over. Most moves take six to eight weeks.

Conveyancing fees

MOV8’s conveyancing fee is between £795 and £1,100 plus VAT for properties up to £500,000, depending on the value of the property, and is agreed in writing before you instruct us. Properties above £500,000 are quoted on request. All fees shown exclude VAT:

Worked example: a property priced at £250,000 falls in the £200,001–£300,000 band, so the conveyancing fee is £895 plus VAT at 20%, which comes to £1,074 in total. On top of this, your quote will include standard outlays such as searches and registration fees, itemised for you before you instruct us. If you are buying, Land and Buildings Transaction Tax (LBTT) may also be due, depending on the purchase price and your circumstances; your solicitor calculates this and arranges payment as part of the process. Your written quote sets out the full estimated total before you instruct us.

How long conveyancing takes


6–8 weeks

Every transaction is different, but most purchases and sales in Scotland take between six and eight weeks from offer acceptance to completion. Timescales can vary depending on factors such as the length of the property chain, mortgage approval times, title issues, search results and the agreed entry date.

The conveyancing process, step by step


Scottish conveyancing follows a set sequence. Here is what to expect at each stage.

1. Instruct your solicitor

Instruct a solicitor as early as possible, ideally before you start viewing or making offers.

If you are selling, your solicitor helps prepare the Home Report and marketing documentation. If you are buying, having a solicitor in place means they can act quickly once you find the right property.

2. Note interest in a property

When you find a property you want to buy, ask your solicitor to note interest with the seller’s solicitor.

This lets the seller’s solicitor know you may make an offer, so they should tell you before a closing date is set or the property is sold to someone else.

3. Make your offer

Your solicitor submits your offer in writing to the seller’s solicitor. If a closing date has been set, your offer must be in by that deadline.

Because most survey information is already in the Home Report, offers in Scotland are usually straightforward, and you can typically expect a response within a day or two.

4. Missives

Once your offer is accepted, your solicitor and the seller’s solicitor exchange a series of formal letters called missives, setting out the terms of the sale.

This is where conditions are negotiated, such as the entry date or anything subject to mortgage or further inspection.

5. Conclusion of missives

Once both sides agree and the missives conclude, a legally binding contract is created. From this point, neither party can withdraw without risking financial consequences.

Your solicitor finalises searches, confirms your mortgage funds are in place, and calculates any LBTT due.

6. Settlement and registration

On the agreed date of entry, purchase funds are transferred, legal ownership changes hands, and the keys are released so you can move in.

Your solicitor then registers the change of ownership with the Registers of Scotland to complete the transaction.
